How roof age, actual cash value terms, roof payment schedules and wind or hail deductibles change what an Indiana homeowners policy pays, plus the state law that protects you when a roofer is paid from your claim.

Quick answer

Roof age and roof settlement terms affect Indiana home insurance in two ways. An older or worn roof can raise the price, trigger an inspection or limit which policies will take the home. The settlement terms then decide whether a storm claim pays replacement cost or a depreciated actual cash value for the roof.

* Triple-I says most insurers require a roof over 20 years old to pass an inspection, and some may cover older roofs only at **actual cash value**.
* A percentage wind or hail deductible is figured on your home's insured value, typically **1% to 5%**, not on the repair bill.
* Indiana law lets you cancel a roofing contract tied to a claim until midnight of the **third business day** after your insurer's written final decision (or after signing, if later).
* An Indiana contractor can't offer to pay or rebate any part of your deductible.

Do this: before storm season, find the roof settlement terms and the wind/hail deductible on your declarations page, and write down your roof's age, material and replacement date.

A hailstorm rolls through, a roofer knocks the next morning, and the adjuster's number comes back far below what a new roof costs. Often the reason was in your policy before the storm: the roof's age, how roof damage is settled and how your wind or hail deductible is figured. Our [Indiana home insurance guide](https://yellowribboninsurance.com/blog/home-insurance/indiana-home-insurance-guide-coverage-costs-and-quote-questions/) flags roofs paid at depreciated value as a common surprise. This guide goes deeper, with the math worked out and the Indiana law that protects you when a roofer is paid from your claim.

### Indiana roof insurance: key facts

| | |
| --- | --- |
| Older roofs | Most insurers require a roof over 20 years old to pass an inspection; some cover older roofs only at actual cash value[Triple-I](https://www.iii.org/article/how-your-roof-influences-your-home-and-business-insurance) |
| Actual cash value | Subtracts age and wear, and often doesn't pay enough to fully repair or replace[NAIC consumer guide](https://content.naic.org/sites/default/files/publication-hoi-pp-consumer-homeowners.pdf) |
| Insure to value | Below 80% of replacement value, a claim is settled at actual cash value[Indiana Department of Insurance](https://www.in.gov/idoi/consumer-services/types-of-insurance/property-insurance/) |
| Wind/hail deductibles | Typically 1% to 5% of the home's insured value[Triple-I](https://www.iii.org/article/understanding-your-insurance-deductibles) |
| Right to cancel a roofing contract | Until midnight of the 3rd business day after signing or after the insurer's written final decision, whichever is later[IC 24-5-11-10.6](https://law.justia.com/codes/indiana/title-24/article-5/chapter-11/section-24-5-11-10-6/) |
| Deductible rebates | Contractors may not offer to pay or rebate any part of your deductible[IC 24-5-11-10.5](https://law.justia.com/codes/indiana/title-24/article-5/chapter-11/section-24-5-11-10-5/) |
| Report a roofing scam | Indiana Attorney General, 1-800-382-5516[Indiana AG, Aug. 2026](https://events.in.gov/event/attorney-general-todd-rokitadontlet-scammers-turn-storm-damage-into-financial-disaster) |

## Why do roof age and material matter to Indiana home insurers?

**The short answer:** A roof's age, condition, material and shape tell an insurer how likely a storm claim is, so they can affect your price, whether a policy is offered and how the roof would be paid out.

The [Insurance Information Institute (Triple-I)](https://www.iii.org/article/how-your-roof-influences-your-home-and-business-insurance) says the age and condition of your roof, along with its material and shape, can all influence how an insurer assesses your risk and decides coverage. It adds that most insurers require a roof over 20 years old to pass an inspection when you apply, some decline older roofs, and some that accept them may cover the roof only at actual cash value.

Price follows the same logic. The NAIC notes that premiums are often higher for older homes and homes in poor condition, and its [homeowners insurance report](https://content.naic.org/sites/default/files/publication-hmr-zu-homeowners-report.pdf) names a wood shingle roof, prone to hail and lightning damage, as a feature that can affect premiums.

### Age

Past about 20 years, Triple-I says most insurers want an inspection before writing the home.

### Condition

Triple-I lists condition alongside age, so a worn roof can matter even before it's old.

### Material

The NAIC notes a wood shingle roof, prone to hail and lightning damage, can affect premiums.

### Shape

Triple-I lists roof shape among the features that shape how an insurer assesses risk.

### Storm exposure

The NAIC says a home's degree of exposure to catastrophe, such as severe storms, affects its cost to insure.

### Updates

The NAIC lists a new roof among improvements that may earn a discount. Eligibility varies.

Indiana gives insurers reason to care. The [National Weather Service in Louisville](https://www.weather.gov/lmk/2023_review) recorded baseball-sized hail near New Middletown in Harrison County on May 9, 2023.

4 in.

Hail up to 4 inches in diameter fell in Dubois County, Indiana, near Hillham during the June 25–26, 2023 storms, with stones about 3 inches across at West Baden Springs in Orange County. Source: [NWS Louisville, 2023 Year in Review](https://www.weather.gov/lmk/2023_review). Checked October 2026.

Nationally, Triple-I reports that NOAA's Storm Prediction Center logged [5,432 hail events in 2025](https://www.iii.org/fact-statistic/facts-statistics-hail).

## What's the difference between a replacement-cost roof and an actual-cash-value roof?

**The short answer:** Replacement cost pays for a comparable new roof minus your deductible, while actual cash value first subtracts depreciation for the roof's age and wear, so the older the roof, the bigger the gap you pay.

The [NAIC's homeowners guide](https://content.naic.org/sites/default/files/publication-hoi-pp-consumer-homeowners.pdf) defines replacement cost as the cost to repair or rebuild using materials of similar kind and quality. Actual cash value is the value considering age and wear and tear, and the NAIC warns it often doesn't pay enough to fully repair or replace the damage. The Indiana Department of Insurance's claim tips say the same: insured property [is valued lower based on wear and tear and age](https://events.in.gov/event/what_you_need_to_know_when_filing_a_homeowners_claim).

Replacement cost often arrives in two payments. North Carolina's insurance department describes the common pattern: the insurer [may first pay the actual cash value](https://www.ncdoi.gov/consumers/homeowners-insurance/actual-cash-value-vs-replacement-cost-value), then reimburse the rest, called recoverable depreciation, once the work is done and you send receipts.

| Roof settlement | How it pays | What an older roof means | What to ask |
| --- | --- | --- | --- |
| Replacement cost | Comparable new roof, minus your deductible; often in two payments | Little change at claim time, but an older roof may not qualify for it | Is the roof on replacement cost? What's the deadline to claim the holdback? |
| Actual cash value | Replacement cost minus depreciation, minus your deductible | The older the roof, the smaller the check | How is depreciation figured on my roof? |
| Roof payment schedule | A set share of replacement cost from a table by age and material, minus your deductible | The share drops as the roof ages | Can I see the schedule for my roof's age and material? |

**Insure to value:** the Indiana Department of Insurance says your home [should be insured for at least 80% of its replacement value](https://www.in.gov/idoi/consumer-services/types-of-insurance/property-insurance/). Below that, a claim is settled at actual cash value, so a dwelling limit that has fallen behind building costs can shrink a roof claim.

## How do roof payment schedules and depreciation work?

**The short answer:** A roof endorsement can swap replacement cost on the roof for actual cash value or for a fixed schedule that pays a set share of the replacement cost based on the roof's age and material.

Iowa's insurance regulator notes that [many homeowners policies now include an endorsement specifically about roof settlement](https://iid.iowa.gov/consumer-connection/2024-07-08/consumer-connection-roof-coverage-options), and that it may replace replacement cost coverage with actual cash value. For a ten-year-old roof, it explains, the insurer deducts depreciation for each year of age.

A roof payment schedule prints the depreciation up front instead. Roof payment schedule endorsements filed with state regulators typically apply to wind and hail, pay 100% of replacement cost for a new roof and step the share down each year, by roofing material. Because the table is in the policy, you can look up your roof's number today.

Illustrative scenario

Hail ruins the 12-year-old asphalt shingle roof on a home insured for $300,000. A full replacement costs $16,000. The policy has a 1% wind/hail deductible ($3,000), applied once to the claim. For the actual cash value line, assume straight-line depreciation over a 25-year life: 12 of 25 years is 48%, so $7,680 of depreciation and an actual cash value of $8,320.

| | |
| --- | --- |
| Replacement cost, first payment: $8,320 − $3,000 | $5,320 |
| Replacement cost, second payment after the new roof is on and receipts are sent | $7,680 |
| Replacement cost total: $16,000 − $3,000 | $13,000 |
| Actual cash value total: $8,320 − $3,000 | $5,320 |
| Roof payment schedule at a hypothetical 60% for age 12: $9,600 − $3,000 | $6,600 |
| What you'd cover yourself on the $16,000 job: replacement cost / schedule / actual cash value | $3,000 / $9,400 / $10,680 |

Illustrative scenario only, not a quote and not a promise of how any claim is paid. The 25-year life and 60% schedule figure are assumptions. Your policy form decides how depreciation, any schedule and the deductible apply.

The deductible comes off once per claim, not once per payment, which is why a first check can look small. Our guide to [what homeowners insurance costs in Indiana](https://yellowribboninsurance.com/blog/home-insurance/how-much-does-homeowners-insurance-cost-in-indiana/) covers the trade-off between those terms and your premium.

## How does a separate wind or hail deductible change a roof claim?

**The short answer:** Many policies apply a separate deductible to wind and hail, and when it's a percentage it's figured on your home's insured value rather than the size of the claim, so it can run to thousands of dollars.

According to [Triple-I](https://www.iii.org/article/understanding-your-insurance-deductibles), wind/hail deductibles are most commonly percentages, typically from 1% to 5%, calculated on the home's insured value. Its example: a house insured for $100,000 with a 2% deductible has $2,000 deducted from the claim. The NAIC adds that higher deductibles mean lower premiums, which is the trade you're making.

| Deductible on a home insured for $300,000 | You pay first | Paid on a $16,000 replacement-cost roof claim |
| --- | --- | --- |
| Flat $1,000 | $1,000 | $15,000 |
| 1% wind/hail | $3,000 | $13,000 |
| 2% wind/hail | $6,000 | $10,000 |

Illustrative math only, not a quote. Because the percentage follows your dwelling limit, it grows when the limit goes up.

**Deductible tip:** pick a wind/hail deductible you could pay from savings the week after a storm. Not sure what yours is? We'll find it on your declarations page with you.

## What is a cosmetic damage exclusion, and does it matter for a metal roof?

**The short answer:** A cosmetic damage exclusion means hail dents that change how a roof looks, without letting water in or stopping it from working, aren't paid, which matters most for metal and other impact-resistant roofs.

A cosmetic exclusion is how some policies separate hail damage that only changes a roof's appearance from damage that lets water in. Wording varies. As one example, a [1998 Texas Department of Insurance bulletin](https://www.tdi.texas.gov/bulletins/1998/b-0030-8.html) defines cosmetic damage as damage that alters the roof covering's appearance but doesn't let water through or keep it from performing its intended function, and the bulletin approved it as an optional endorsement only for homes receiving a credit for impact-resistant roofing. That's Texas, not Indiana law; it only shows what the language looks like.

With a metal or impact-resistant roof, ask:

* **Is there a cosmetic damage exclusion,** and does it apply to the whole roof or only certain materials?
* **How is "functional" damage judged** if the insurer says a dent is cosmetic?
* **Does the roof qualify for anything?** Ask whether a credit may be available for impact-resistant roofing. Eligibility varies.

## Will insurance pay to match the rest of your roof or siding?

**The short answer:** It depends on your policy wording and the facts, because we found no Indiana statute requiring insurers to match undamaged roofing or siding; one Indiana appeals decision upheld a whole-roof-and-siding award where the trial court found all of it was storm-damaged.

Matching comes up when hail damages one slope and the original shingle is no longer made. Indiana's statute on [unfair claim settlement practices, IC 27-4-1-4.5](https://law.justia.com/codes/indiana/title-27/article-4/chapter-1/section-27-4-1-4-5/), doesn't address matching. The NAIC's [model claims regulation](https://content.naic.org/sites/default/files/model-law-902.pdf) includes a uniform-appearance standard, but a model rule applies only where a state adopts it.

The [Indiana Court of Appeals](https://cases.justia.com/indiana/court-of-appeals/2014-44a03-1403-ct-97.pdf) addressed it in a published 2014 decision (No. 44A03-1403-CT-97) arising from a 2012 LaGrange County windstorm. It affirmed a trial court's finding that the windstorm damaged the entire roof and siding, so the replacement-cost policy owed for replacing them. Testimony that mismatched slopes and siding would devalue the home supported that finding. That ruling turned on one policy's wording and evidence; it isn't a rule for every claim.

Keep a record of your shingle brand and color, and ask how your policy handles partial repairs.

## What protections does Indiana law give you when a roofer is paid from an insurance claim?

**The short answer:** Indiana's home improvement contract law lets you cancel a roofing contract until midnight of the third business day after your insurer's written final decision on the claim (or after signing, if later), and it bars contractors from paying or rebating your deductible.

Indiana's Home Improvement Contracts chapter, [IC 24-5-11](https://law.justia.com/codes/indiana/title-24/article-5/chapter-11/), covers Indiana residential property and any agreement, oral or written, over $150, including roof work. Here's what it gives you:

* **A right to cancel tied to your claim.** For contracts signed after June 30, 2017, [IC 24-5-11-10.6](https://law.justia.com/codes/indiana/title-24/article-5/chapter-11/section-24-5-11-10-6/) lets you cancel before midnight on the third business day after the later of two dates: the day you both signed, or the day you receive your insurance company's written notice of its final decision on whether all or part of the claim or contract is covered.
* **The paperwork to use it.** Before you sign, the contractor must give you that right in writing plus a detachable "Notice of Cancellation" form. Cancel in writing to the address or email on the form; a properly addressed, postage-paid letter counts when mailed, and an email counts the day you send it.
* **Your money back.** Within 10 days, the contractor must return your payments, deposits and any note you signed, keeping only the reasonable value of emergency or temporary work you agreed in writing beforehand was needed to prevent damage.
* **No deductible deals.** Under [IC 24-5-11-10.5](https://law.justia.com/codes/indiana/title-24/article-5/chapter-11/section-24-5-11-10-5/), a contractor may not advertise, offer or promise to pay or rebate any part of your insurance deductible to get the job. That includes discounts against the price and gifts, credits or referral fees, even for a yard sign.
* **No contractor acting as your adjuster.** The same section bars a home improvement contractor from acting as a public adjuster, the role of advising or assisting you, for pay, in adjusting your claim.
* **A real contract.** [IC 24-5-11-10](https://law.justia.com/codes/indiana/title-24/article-5/chapter-11/section-24-5-11-10/) requires a written contract with a reasonably detailed description of the work, approximate dates and the full price less any discounts. For insurance-paid work, the dates can be counted from the insurer's approval and the price stated as your share after insurance pays.

A violation is a deceptive act under [IC 24-5-11-14](https://law.justia.com/codes/indiana/title-24/article-5/chapter-11/section-24-5-11-14/) that the attorney general or you can pursue. The Indiana Attorney General's [August 2026 storm-scam alert](https://events.in.gov/event/attorney-general-todd-rokitadontlet-scammers-turn-storm-damage-into-financial-disaster) adds practical rules: get everything in writing, ask for IDs, licenses and proof the contractor is bonded and insured, never pay the full amount upfront, and report suspected scams at 1-800-382-5516.

**Before you sign anything:** the Indiana Department of Insurance advises making only the repairs needed to prevent further damage, such as covering a leaking roof, keeping the receipts, and [holding off on permanent repairs](https://events.in.gov/event/the_indiana_department_of_insurance_offers_tips_and_resources_to_help_with_filing_claims_after_tornado_damage) until your insurer has inspected and you've agreed on the cost.

## How should you document roof updates and inspections?

**The short answer:** Keep the date, material and contractor paperwork for every roof replacement or repair, plus dated photos, because roof age and condition drive both your price and how a future claim is valued.

A simple roof file answers "how old is this roof?" with proof:

* **The contract and final invoice** for the last replacement, showing the date, the contractor and the scope.
* **The product:** brand, line, color and any impact rating, which helps with matching questions and credits.
* **Inspection reports.** If the roof is past 20 years, Triple-I says most insurers will want one when you apply, so a recent report saves time.
* **Dated photos,** yearly and after major storms, stored with the home inventory the NAIC suggests keeping away from the house.
* **Receipts for temporary repairs** after a storm, which the Indiana Department of Insurance tells claimants to save.

Tell your agent when the roof is replaced. Roof details are also among the first things a quote asks for, and our checklist of [what you need for an Indiana home insurance quote](https://yellowribboninsurance.com/blog/home-insurance/what-do-you-need-for-an-indiana-home-insurance-quote/) covers the rest.

## What should you ask before you buy or renew Indiana home insurance?

**The short answer:** Ask how the roof is settled, whether a roof schedule or cosmetic exclusion applies, how your wind or hail deductible is figured, and what an inspection or a newer roof could change.

Read renewal paperwork for roof endorsements, not just the price, and ask:

1. Is my roof settled at replacement cost, actual cash value or a payment schedule? If it's a schedule, what's the percentage at my roof's age?
2. Is replacement-cost coverage for the roof available on my policy, and what would it change?
3. Is there a separate wind or hail deductible? Is it flat or a percentage, and what is it in dollars?
4. Is there a cosmetic damage exclusion, and does it apply to my roof material?
5. Is my dwelling limit at least 80% of what it would cost to rebuild, so a claim isn't settled at actual cash value for being underinsured?
6. Would an inspection, a new roof or impact-resistant materials change my terms? Ask whether a credit may be available; eligibility varies.
7. What's the deadline to finish repairs and claim recoverable depreciation?

If an insurer decides not to renew because of the roof, Indiana law, [IC 27-7-12-4](https://law.justia.com/codes/indiana/title-27/article-7/chapter-12/section-27-7-12-4/), generally requires the notice to be mailed at least 20 days before the policy period ends. If a roof problem means changing policies, our guide to [switching home insurance without an escrow problem](https://yellowribboninsurance.com/blog/home-insurance/how-do-you-switch-home-insurance-without-an-escrow-problem/) explains how to keep your lender in the loop. See the coverages we write on our [home insurance page](https://yellowribboninsurance.com/home/), or read our [New Albany home insurance guide](https://yellowribboninsurance.com/blog/home-insurance/home-insurance-in-new-albany-indiana-coverage-costs-and-quote-questions/) for local storm questions.

## Bottom line

In short: your roof's age decides how an insurer sees the house, and your roof settlement terms decide what a storm claim actually pays.

Find out now whether the roof is on replacement cost, actual cash value or a payment schedule, and what your wind or hail deductible is in dollars. Check for a cosmetic exclusion on a metal roof, and keep a roof file. If a roofer is paid from your claim, Indiana law gives you until midnight of the third business day after the insurer's final written decision (or after signing, if later) to cancel, and no contractor may offer to cover your deductible. A free coverage review with our New Albany office is the easiest way to check those lines with your policy in hand.

## Frequently asked questions

Can an Indiana insurer refuse to cover a roof that's over 20 years old?

It can affect whether a policy is offered and on what terms. According to [Triple-I](https://www.iii.org/article/how-your-roof-influences-your-home-and-business-insurance), most insurers require a roof over 20 years old to pass an inspection when you apply, some decline older roofs, and some cover them only at actual cash value. If your current insurer decides not to renew, Indiana law generally requires the notice to be mailed at least 20 days before the policy period ends. Ask what would change the decision, such as an inspection report or a replacement, before you start over.

Will replacing my roof lower my Indiana homeowners premium?

It may. The NAIC's consumer guide lists getting a new roof among the home improvements that some insurers recognize with a discount, and its homeowners report notes that a wood shingle roof, prone to hail and lightning damage, can affect premiums in some areas. Whether a credit applies, and how much it changes, depends on the policy and the home, so eligibility varies. A new roof can also matter beyond price: it may change whether the roof is settled at replacement cost. Tell your agent the date, material and contractor once the job is finished.

What should I do right after hail damages my roof?

The Indiana Department of Insurance's storm tips are a good checklist. Take photos and video of the damage, make only the repairs needed to prevent more damage, such as covering a leaking roof, and save every receipt for that work. Notify your insurance company promptly, because your policy may set a time limit. Don't have permanent repairs made until the insurer has inspected and you've agreed on the cost. Before reporting, the department also suggests finding out what your deductible is, so you know what to expect.

Can a roofing contractor negotiate my insurance claim for me in Indiana?

No, not as your adjuster. Indiana's home improvement law, [IC 24-5-11-10.5](https://law.justia.com/codes/indiana/title-24/article-5/chapter-11/section-24-5-11-10-5/), says a contractor shall not act as a public adjuster, the role of advising or assisting you, for pay, in adjusting a property claim. A roofer can still explain the damage and the repair scope, and the Indiana Department of Insurance notes it may help to have your contractor meet with you and the insurance adjuster. Decisions about the claim stay between you and your insurance company.

Does a roofing contract have to be in writing in Indiana?

Indiana's home improvement law covers agreements over $150, whether oral or written, and [IC 24-5-11-10](https://law.justia.com/codes/indiana/title-24/article-5/chapter-11/section-24-5-11-10/) requires the contractor to give you a completed written contract before you sign. It must include your name and address, the contractor's contact details, a reasonably detailed description of the work, approximate start and completion dates, the price and signature lines. For insurance-paid work, dates can run from the insurer's approval and the price can be your share after insurance. Under IC 24-5-11-10.6, contracts after June 30, 2017 also come with a written right-to-cancel statement and a detachable cancellation form.

### What counts as a roof system under Indiana's home improvement law?

Indiana's home improvement contracts chapter defines a roof system to include roof coverings, roof sheathing, roof weatherproofing and insulation, per [IC 24-5-11-7.7](https://law.justia.com/codes/indiana/title-24/article-5/chapter-11/section-24-5-11-7-7/). Work on a residential roof system counts as an exterior improvement, so sheathing, weatherproofing and insulation work fall under the chapter too, not just the shingles.

### What is recoverable depreciation on a roof claim?

It's the part of a replacement-cost settlement held back until the work is done. North Carolina's insurance department describes the pattern: the insurer may first pay actual cash value, then reimburse the rest once the roof is replaced and you send receipts. Ask your policy's deadline for claiming it.

### Does homeowners insurance pay for a roof that leaks from age or wear?

Usually not. Policies typically cover roof damage from covered perils like wind and hail, while Iowa's insurance regulator notes exclusions for damage such as wear and tear. The NAIC's consumer guide lists repairing your roof when it begins to leak among a homeowner's own maintenance jobs.

### Who do I contact about a roofing scam in Indiana?

Contact the Indiana Attorney General's consumer protection division at 1-800-382-5516 or through indianaconsumer.com. A contractor who violates the home improvement contracts chapter commits a deceptive act that the attorney general or you can pursue under Indiana's consumer sales law. For problems with your insurance company itself, contact the Indiana Department of Insurance.

### Is a percentage wind or hail deductible taken from the claim amount or the home's value?

From the home's insured value. Triple-I explains that percentage deductibles are calculated on the home's insured value. For example, a 2% deductible on a home insured for $300,000 is $6,000 on any wind or hail claim, whether the roof bill is $8,000 or $30,000.
